Real Estate for our Community, Meet Regan Campbell

The Atlanta Real Estate market has been gradually growing in the past few years, and if you’re looking for property in the North Atlanta area, Regan Campbell is your go to girl. Ms. Campbell grew up in Montgomery Ala, and graduated with an accountant degree from Alabama State University. “Pretty quickly, I realized that a bookkeeping job wouldn’t be interesting enough for me. I like to say I took the “scenic” route through life lol.” Regan added, “I moved around from Alabama to Florida where I spent a few years in the tourism and hospitality industry and then to Indiana, Texas, and finally to Georgia where I’ve made my home.”

There’s a lot of talk about the property value since the pandemic began but no one really knows the actually facts. “Atlanta is currently booming!” Regan continued by adding, “The pandemic has not stopped this show whatsoever; but what has happened is actually the contrary of what you might think. There aren’t enough inventories for the growing demand here resulting in some pretty intense bidding wars. I’m talking 10-15 offers within a day or two of homes hitting the market. It is absolutely still possible for buyers to find what they’re looking for in their price point but I would advise buyers to be patient and to remain encouraged through the process.”

 Now that we know it’s possible to still own during these testing times, do you have any advice for potential home owners? “I would advise anyone looking to purchase a home in this economy to continue to build their credit and save, save, save.” Ragan also added, “A good down payment and considerable contribution to closing costs makes for a competitive offer which you will need in a bidding war against several other qualified buyers. Also, start looking into your debt to income ratio. This is a huge factor in convincing a lender to give you a loan. As a rule of thumb, you only want your debt to account for about 36% of your income. The last thing you want is for your offer to be accepted and then not be able to obtain financing. I could go on for days about this but if anyone would like to know more, I am willing to educate!”

A lot of the times, certain ethnicities are overlooked when it comes to home buying. How important is it for you to help those of color and of the LGBT community? “This is a matter that is very near and dear to my heart. The disenfranchisement and disadvantages of Black and LGBT people are issues we are all well aware of and this is my way of giving back. She also added, “Education on credit building and the possibilities surrounding homeownership are privileges we have previously not been afforded and help to level the playing field. This opens the door to opportunities for residual income, equity, investments, and an overall better quality of life for Black people and LGBT people.”
